Looking to rent a property in Doncaster? At 247 Property Services, we make the rental process simple, transparent, and hassle-free. Below is a step-by-step guide on what’s required to apply for a property with us.
Tenant Application Process & Required Documents
To secure your rental home, we conduct essential checks, including credit checks, tenancy history reviews, and income verification. To proceed with your application, you must provide:
✅ Photo ID – Passport or UK Driving Licence
✅ Right to Rent (R2R) Share Code – Required for non-UK citizens
✅ Proof of Income – Last 3 wage slips (if paid monthly) or last 12 (if paid weekly)
✅ Bank Statements – Last 2 full months
✅ Proof of Address – Recent utility bill (excluding mobile phone bills)
✅ UK Bank Account – Required for rental payments
✅ National Insurance Number
✅ Valid Email Address & Mobile Number
Important: Your application cannot be processed without these documents.
Guarantor Requirements
Some tenants may need a homeowner guarantor, particularly if:
🔹 You are in a probationary work period or have temporary employment
🔹 You are self-employed and have been trading for less than 1 year
A guarantor must provide:
✔️ The same ID as the tenant
✔️ Proof of Income – Must earn at least 3x the rental amount
✔️ Last 2 Wage Slips
✔️ Last 2 Months’ Bank Statements
✔️ Proof of Address
✔️ Proof of Homeownership
Tenancy Terms & Deposit Information
📜 Minimum Tenancy Term: 6 months (longer-term agreements available)
💰 Deposit: Equivalent to 5 weeks’ rent, securely lodged with the Tenancy Deposit Scheme (TDS)
💵 Holding Deposit: 1 week's rent (deducted from the total deposit upon move-in)
⚠️ Council Deposits: Unfortunately, we do not accept council deposits
Room Deposits: Fixed at £200, also lodged with TDS
Rental Payments & Fees
💷 Rent Payments: Paid one month in advance via standing order only
🏠 Room Rents: Must be paid in line with wage frequency (weekly/monthly)
Tenant Fees (As per the Tenant Fees Act 2019)
Additional charges may apply for:
📌 Late Rent Payments – Interest at 3% above the Bank of England Base Rate
📌 Utilities – Gas, electricity, water, and sewerage
📌 Council Tax & TV Licence
📌 Broadband, Satellite, or Cable Installations
📌 Lost Keys & Security Device Replacements – Charged at a reasonable cost
📌 Early Termination Fees – If the landlord agrees to an early exit
Housing Benefit & Universal Credit Tenants
We welcome tenants on Housing Benefit or Universal Credit; however:
✔️ Rent must be paid on time, even if benefit payments are delayed
✔️ A homeowner guarantor may be required if affordability criteria are not met
Pet Policy
🐶 Pets may be allowed on a case-by-case basis, subject to:
✔️ Landlord Approval (based on property type, space, and occupancy)
✔️ Signing a Pet Agreement & Guarantor Document
✔️ Written Permission is required if you wish to get a pet after your tenancy begins
Property Inspections & Access Policy
As part of our property management policy, we conduct annual property inspections to ensure our homes remain well-maintained.
📢 Notice Period: At least 24 hours’ notice before any visit
🔑 Key Access: If you are unavailable, we may access the property using a management key unless instructed otherwise in writing
🚨 Smoke, Fire & CO Alarms: Must be in working order – missing batteries may be considered a breach of tenancy
⚠️ Access Issues:
If entry is denied due to changed locks, pets, or refusal, a £50 (inc. VAT) fee applies for rescheduling.
